Terms & Conditions
These Terms & Conditions apply to direct bookings made with HomiHost, operated by AWHY INVESTMENT LTD.
By confirming a booking and making the required payment, the guest agrees to these Terms & Conditions together with the HomiHost House Rules.
1. Booking Confirmation
A booking is confirmed once the booking details have been agreed and the required payment has been successfully received by HomiHost.
No booking is guaranteed until the required payment has cleared.
HomiHost reserves the right to decline a booking request at any time before confirmation.
Once the required payment has been received, the booking becomes binding subject to these Terms & Conditions.
2. Prices & Payment
Payment instructions will be provided once the property, dates, number of guests and total booking price have been confirmed.
We currently accept:
- Credit and debit cards
- Bank transfer
Card payments are securely processed through our approved payment provider.
Payment Schedule
Unless otherwise agreed in writing:
- A 20% deposit of the total booking price is required to secure the reservation.
- The remaining 80% balance is due no later than 10 days before check-in.
- A payment reminder will normally be sent before the balance due date.
- For bookings made within 10 days of arrival, the full booking amount is payable at the time of booking.
If the remaining balance is not received by the due date, HomiHost may cancel the reservation and release the dates for rebooking.
Any amount retained following cancellation will be determined in accordance with the cancellation provisions below and applicable law.
By making payment, the guest confirms that they have had the opportunity to review and accept these Terms & Conditions and the HomiHost House Rules.
Prices
Our direct-booking rates may differ from prices displayed on third-party booking platforms.
The total booking price, including any applicable charges, will always be confirmed before payment is requested.
Invoices
Business and personal invoices are available upon request.
3. Cancellations, Amendments & Early Departure
All cancellation and amendment requests must be made in writing.
Unless otherwise stated in the booking confirmation, the following policy applies.
Cancellation 14 Days or More Before Check-in
Guests may cancel free of charge.
Any payments already received will be refunded in full.
Cancellation Between 10 and 13 Days Before Check-in
Guests will receive a refund equal to 50% of the deposit paid.
As the remaining 80% balance is not due until 10 days before check-in, no additional payment will normally have been collected at this stage.
Cancellation Within 10 Days of Check-in
Bookings cancelled within 10 days of check-in are normally non-refundable, subject to applicable consumer law.
Where reasonably possible, HomiHost may take steps to reduce the loss arising from the cancellation, including attempting to rebook the accommodation.
If all or part of the cancelled stay is successfully rebooked, HomiHost may provide an appropriate refund after taking into account reasonable losses, costs and any difference in the replacement booking value.
Bookings Made Within 10 Days of Arrival
Bookings made within 10 days of check-in require full payment at the time of booking.
The cancellation terms above apply from the time the booking is confirmed.
Booking Amendments
We understand that plans can change.
Requests to change booking dates must be made in writing and are subject to availability and approval by HomiHost.
Changes cannot be guaranteed.
Where possible, HomiHost may agree to alternative stay dates.
Any difference in accommodation rates or additional charges will be confirmed before the amendment is accepted.
Where a booking has already become non-refundable under the cancellation policy, HomiHost may still agree to alternative dates at its discretion.
An amendment is not confirmed until it has been approved in writing by HomiHost.
Early Departure
If a guest chooses to leave the property before the confirmed check-out date after the stay has commenced, no refund will normally be provided for unused nights.
Where reasonably appropriate, HomiHost may attempt to rebook the unused nights and consider an appropriate refund after reasonable losses and costs have been taken into account.
This does not affect any statutory rights the guest may have where the accommodation has not been provided as agreed or where a refund or other remedy is required by law.
Refunds
Any eligible refund will normally be returned using the original payment method.
Processing times may vary depending on the payment provider or receiving bank.
We strongly recommend that guests arrange appropriate travel insurance to cover illness, travel disruption, unexpected cancellation and other unforeseen circumstances.
4. Check-in & Check-out
Check-in is available from 4:00 PM.
Check-out is by 10:00 AM.
Early check-in and late check-out may be available on request but cannot be guaranteed and remain subject to availability.
Any additional charge will be confirmed in advance.
5. Guests & Occupancy
The number of guests staying at the property must not exceed the maximum occupancy stated on the property page or booking confirmation.
The number of overnight guests must match the confirmed booking unless prior approval has been provided by HomiHost.
If guest numbers or other booking details change, please contact HomiHost as soon as possible.
Additional guests are subject to the property's maximum occupancy and may result in an additional charge where applicable.
6. Use of the Property
The property is provided for temporary residential accommodation in connection with the confirmed booking.
The following are not permitted:
- Parties or unauthorised events
- Illegal activities
- Antisocial behaviour
- Excessive noise or behaviour likely to disturb neighbours
- Use of the property for a purpose materially different from the agreed booking
Guests must comply with the HomiHost House Rules throughout their stay.
7. Damage, Additional Cleaning & Missing Items
Guests are responsible for damage caused to the property, furnishings, appliances or contents during their stay, excluding reasonable wear and tear.
Damage or breakages should be reported to HomiHost as soon as reasonably possible.
Where items are lost, removed or damaged beyond normal use, or where cleaning substantially beyond normal changeover cleaning is reasonably required, guests may be charged the reasonable cost of cleaning, repair or replacement.
HomiHost may provide photographs, invoices, quotations or other reasonable evidence in support of any charge.
8. Keys & Access Devices
Guests are responsible for keeping all keys, key fobs, parking permits and other access devices safe during their stay.
Reasonable replacement, locksmith or call-out costs may apply where keys or access devices are:
- Lost
- Damaged
- Not returned
- Locked inside the property
Guests must not copy keys or share access codes with unauthorised persons.
9. Liability
Guests remain responsible for their personal belongings during their stay.
HomiHost is not responsible for loss, theft or damage to personal possessions unless caused by our negligence or where liability cannot legally be excluded.
Guests are responsible for taking reasonable care to secure doors and windows when leaving the property.
Nothing in these Terms & Conditions excludes or limits any liability that cannot lawfully be excluded or limited.
10. Property Availability
In the unlikely event that the booked property becomes unavailable because of circumstances beyond our reasonable control, HomiHost will make reasonable efforts to offer suitable alternative accommodation.
If suitable alternative accommodation cannot be provided, payments received for the affected booking will be refunded in full.
Except where required by law, HomiHost will not be responsible for consequential or indirect costs arising from circumstances outside our reasonable control.
11. Events Beyond Our Reasonable Control
HomiHost will not be responsible for delay, disruption or failure to provide accommodation caused by circumstances beyond our reasonable control, which may include:
- Severe weather
- Natural disasters
- Fire, flood or structural emergencies
- Government restrictions
- Public emergencies
- Industrial action
- Significant utility or transport failures
- Terrorism or civil disturbance
- Other comparable unforeseen circumstances
Where reasonably possible, HomiHost will take steps to minimise disruption and assist affected guests.
Nothing in this clause affects rights that cannot legally be excluded.
12. Privacy
Personal information collected in connection with a booking will be handled in accordance with our Privacy Policy and applicable data-protection legislation.
Where reasonably necessary, information may be shared with payment providers, booking or property-management systems, contractors, professional advisers or public authorities for the purpose of managing the booking, providing the accommodation or complying with legal obligations.
13. Right to Refuse or Terminate a Booking
HomiHost may refuse or terminate a booking where there are serious grounds to do so, including where:
- These Terms & Conditions are seriously or repeatedly breached
- The House Rules are seriously or repeatedly breached
- Illegal or serious antisocial behaviour occurs
- The safety of guests, neighbours, contractors, staff or the property is placed at risk
- The maximum permitted occupancy is exceeded
- Materially false or misleading booking information has been provided
- Required payments have not been made
Where serious circumstances justify termination, guests may be required to leave the property.
Any entitlement to a refund will be determined in accordance with these Terms & Conditions and applicable law.
This does not affect any other rights or remedies available to HomiHost.
14. Accuracy of Property Information
We make reasonable efforts to ensure that property descriptions, photographs, amenities and other information are accurate.
Minor variations may occasionally occur, including changes to furnishings, décor or non-essential amenities.
Where a material change affecting the suitability of the accommodation occurs before arrival, we will take reasonable steps to notify the guest.
15. Complaints
If a problem arises during the stay, guests should contact HomiHost as soon as reasonably possible.
HomiHost must be given a reasonable opportunity to investigate and, where possible, resolve the issue during the stay.
Complaints raised only after departure may be more difficult to investigate.
Nothing in this section affects the guest's statutory rights.
16. Governing Law
These Terms & Conditions are governed by the laws of England and Wales.
The courts of England and Wales will have jurisdiction, subject to any mandatory rights available to consumers under applicable law.
